In order to integrate with the Land Registry to order
searches/documentation, each user will need to have their login details entered
in Redbrick either in their User set-up area by one of your firm's Administrators,
or in V28 and above, within the 'My Account' area at the top left of your
screen as details can be entered in the Land Registry section within
this area.
All Land Registry searches can be performed in two ways.
Firstly: by selecting from the Land Registry menu at the top of your screen,
clicking the black arrow on the right of the box and selecting the appropriate search:
Secondly: if your administrator has set a Land Registry order as a triggered action attached
to a task then they can be ordered by ticking off the task. Whilst the task wording may be
different from the example below, note the mini Land Registry icons to the left
of the task wording (more than one means there are more than one types of Land
Registry search set-up but each firm does this differently):
OS1
The OS1 option is the implementation of the Land Registry Official Search of Whole service via integration with Redbrick and is used to protect a transaction for value that affects the whole of the land in a registered title (e.g., a purchase, lease or a charge). The document returned will display any alterations made to the register since the search from date (see below), or any pending applications, existing official searches with priority or outline applications which provide short term priority for classes of transaction that are not capable of protection by official search.
Running the option will display the official search form. This will allow the user to enter the search date, applicant names and priority type. If the matter has additional parties, these can also be used as the applicant's name.
On a successful response, the system will alert the user with a notification. When actioned, the system will add the returned OS1 response to the matter and display it to the user.
The OS2 option is the implementation of the Land Registry Official Search of Part service and is used as a search by a purchaser against part of the land in a registered title or pending first registration application.
Running the option will display the official search form (as per the OS1). The exception here is that the user can enter information to identify the part of the land. This can be from an attachment, estate plan details, title plan details (using the matter title number) or from a manually typed description.
Multiple OS1/OS2
The OS1/OS2 option is used when there are multiple titles and one (or more) of each will be required. Running the option will display a list of all the title numbers entered into the matter and the user will need to select which one is required (or not required if applicable) against each title. Click on OK and the windows will appear as detailed above for each check to be submitted individually.
Results will appear via the Land Registry Notification at the bottom of your Redbrick screen and, once results are viewed, PDF(s) will save to the document screen of the matter.
The status of orders made can be checked via the edit Matter Window in the Land Registry section, or the Land Registry Dashboard. Further information about using the Dashboard area is also available if requested.
