To integrate with the Land Registry and order searches or documentation, each user must have their Land Registry login details entered in Redbrick.
This can be done in one of two ways:
By an Administrator within your user setup area in Redbrick.
Individually (Version 28 and above) by going to 'My Account' at the top left of your screen and entering your credentials in the Land Registry section.
1. From the Land Registry menu
At the top of your screen, click the drop-down arrow next to the Land Registry button and select the appropriate search.
2. As a triggered task action
If your Administrator has configured Land Registry searches as a triggered action in your progress screen, you can perform the search by ticking off the corresponding task.
The wording of the task may differ depending on your firm’s setup, but look for the mini Land Registry icons to the left of the task name. Multiple icons indicate that more than one type of search is available.
Register Extract
The Register Extract option implements the Land Registry Register Extract Service (RES) and provides a copy of the register, along with an extract of the documents available to request from the Land Registry. Selecting this option from the Land Registry menu performs a single search that results in both the Official Title Plan and the Office Copy Entries being ordered. These can also be ordered separately, and information on how to do this is provided below.
As with other official copy requests, the task trigger can be configured to include the title plan. However, the register document is always returned and cannot be deselected.
When the service is selected, either from the drop-down Land Registry menu or by ticking a task with this as a triggered action, a window will appear. Untick the Title Plan option if it has already been obtained, and tick if you wish to check for all documents referred to in the register. Click OK to continue.
On a successful response, the system will alert the user with a notification. When actioned, the system will add the returned documents (the register and optional title plan) to the matter within the document screen and will then display the copy documents request form. From here, you can select any referred documents and request a download. Any documents requested from the list will then be returned via another notification.
Official Copy Document (Office Copies)
To request these documents from the Land Registry menu, select Official Copy Document from the land registry dropdown list. If more than one title number has been added, you will first be prompted to select the correct title number.
Once selected, the same window as described above will open. At this stage, you can tick or untick the option to include a copy of the Title Plan and, if required, tick the option to check for all documents referred to in the register.
Official Title Plan
To request the Official Title Plan from the Land Registry menu, select Official Title Plan from the dropdown list. If you do not wish to order the register at the same time, untick the Register option before proceeding.
